Tenant passes referencing
Any tenant who passes referencing through one of Zero Deposit's approved reference providers — or who has a guarantor who has passed referencing — is eligible for the Zero Deposit Guarantee. PDA Letting Agents handles the referencing process on your behalf.
Tenant purchases the Guarantee
The tenant pays one week's rent plus a £59.99 set-up fee directly to Zero Deposit. No cash deposit is collected. The landlord is immediately covered for up to six weeks' rent.
Tenancy runs as normal
The tenancy proceeds exactly as it would with a traditional deposit. The Guarantee renews automatically each year for an annual fee of £17.50 paid by the tenant.
Claims handled by TDS — paid in 2 working days
If there is a dispute at the end of the tenancy, the landlord notifies Zero Deposit within 28 days. The Dispute Service (TDS) adjudicates the claim. Once approved, the landlord receives payment within two working days. Zero Deposit then recovers the money from the tenant.
