What Chester & Wirral landlords must have in place
Every landlord in Chester and Wirral must comply with a range of legal requirements before and during a tenancy. PDA Estates manages all of these on your behalf as part of our full management service.
- Gas Safety Certificate
Annual inspection by a Gas Safe registered engineer — mandatory before any tenancy begins.
- Electrical Installation Condition Report (EICR)
Required every 5 years for all private rented properties in England.
- Energy Performance Certificate (EPC)
Minimum EPC rating of E required to let legally. Rating C target by 2028 under proposed legislation.
- Deposit Protection
Tenant deposits must be protected in a government-approved scheme (TDS, DPS, or mydeposits) within 30 days.
- Right to Rent Checks
Mandatory checks on all adult occupants to verify their right to rent in England.
- Smoke & Carbon Monoxide Alarms
Smoke alarms on every floor, CO alarms in rooms with solid fuel appliances — tested at the start of each tenancy.
- PRS Database Registration
Mandatory registration on the Private Rented Sector Database — required before using most Section 8 possession grounds.
